What is a referral partner in real estate?
A referral partner introduces an estate agency to an owner considering a sale or a letting. They do not negotiate, draft no deed and carry out no regulated activity: their role ends with the introduction. That is precisely what makes the arrangement open to professionals whose trade is not property — and to well-connected private individuals.
In Luxembourg this form of collaboration is common between agencies and adjacent professions: notaries, mortgage brokers, architects, letting managers, concierge services. Each of them meets owners at the exact moment the question of selling comes up.
At EIRES Real Estate the arrangement is put in writing rather than left to a handshake: every referral receives a time-stamped reference, your share is set at 20%, and you follow what becomes of your case.
Four steps, and only one asks anything of you.
- 1 · You register
A two-minute form. We call you back, we agree the terms, and your partner ID arrives by email.
- 2 · You introduce an owner
Their name, their phone number, the municipality of the property. Nothing more is required — the rest is optional, to be filled in if you happen to know it.
- 3 · We take over
Valuation, mandate, photography, marketing, viewings, negotiation, notary follow-up: all of it is on us. There is nothing left for you to do.
- 4 · You get paid
Your share falls due as soon as the agency collects its commission, against your fee note.
Who is the programme for?
Anyone who meets owners at the right moment. A referral requires no portfolio, no volume and no exclusivity: a single case a year is worth declaring.
- Notaries and lawyers, at the time of an inheritance, a divorce or a liquidation
- Mortgage brokers and bank advisers, when a client must sell in order to buy
- Architects and developers, on the properties their clients vacate
- Letting managers, building managers and concierge services, as mandates go by
- Estate agencies outside their geographic area or their segment
- Private individuals, in a personal capacity, for a relative or a neighbour
A time-stamped reference, the moment you submit.
The sensitive part of a referral programme is not the rate: it is knowing who introduced the client first. Two partners may target the same seller, or an owner may already have contacted us directly.
Every referral you submit therefore receives a time-stamped reference straight away, generated by our system rather than by us — it cannot be backdated. You receive it by email within the minute. Should the point ever be disputed, that reference settles it.
On arrival we also check whether the client was already known to us. If they were, we tell you plainly rather than let you hope for a commission that will not come.
What we are asked most often.
- Do I need a particular status to be a referral partner?
- Not to introduce an owner. The commission paid to you does have to be invoiced, however: a professional includes it in their activity, a private individual should check with their tax administration. We go through this together when setting things up.
- Exactly how much will I receive?
- 20% of the commission collected by EIRES Real Estate on the case, excluding tax. The amount therefore depends on the sale price and the mandate signed — we tell you as soon as the mandate is in place, before the sale itself.
- When am I paid?
- When the agency collects its commission: after the notarial deed for a sale, or on move-in for a letting.
- What if my client does not sell after all?
- No commission is due, on either side. Your reference stays on file: should the owner come back to us later, your precedence is still recorded.
- Must I tell the owner that I am passing on their details?
- Yes, and it is an obligation rather than a courtesy: the form asks you to attest to it. Their data may only reach us with their explicit consent.
- Can I refer a letting, or only a sale?
- Both. The form lets you state the transaction envisaged, and the 20% rule applies either way.
